I have a house I want to rent out in Austin TX. Many people responding to my ad want to know if I take section 8. How does that work? Does the government pay the rent? Is it a good idea? My house is in a lower-income area.|||As a landlord, Section 8 is definitely good news-bad news. The good news is that the government pays part or all of the rent according to their rent schedule, and it can run a bit more than what you have been getting.
The bad news: they pay in arrears, so January rent will arrive in Feb. You will have to meet HUD regulations such as grab bars in the shower/tub for elderly-handicapped tenants.
The worst news: If you get a disabled tenant, remember they are going to have a hard time keeping the place up. If you do not get an elderly/disabled tenant, many Sec 8 tenants do not keep the place up.
For more info, check the HUD website. Find other Sec 8 landlords and ask for their tips on the situation in your community %26amp; neighborhood. And if you take Sec 8, do get complete applications, written references from prior landlords, etc, and screen carefully. Some are wonderful people who are in temporary jam and working hard to get out of it. Some are scum.
